Baywater moves forward with OKed amendments

DARIEN — Baywater Associates ambitious plan to rework the downtown into a competitive shopping area took a few baby steps forward Tuesday.

The Planning and Zoning commission ruled on several items, including amended building heights which in part had brought the proposal to a halt last year.

After some debate Feb. 28, the commission decided to allow a peak height of 40 feet for two-story buildings, 50 feet for three-story buildings, 55 feet for four-story buildings and 70 feet for five-story buildings. The commission decided that story height maximums only applied if the buildings met certain setbacks.

The proposal also clarified the developers would be sensitive to height moving forward with the project.

The commission also approved a requirement for a public plaza within the development, as well as an allowance for 9’ by 18’ foot parking spaces, smaller than the standard 9’ by 20’ spaces throughout town.

Commission member Susan Cameron questioned if the spaces should be larger, given the large cars typically driven in town, but the other members agreed to the smaller size, which is the industry standard.

The commission also approved the creation of a subarea for mixed used development in the downtown business district. The commission noted this change was significant considering the purely commercial use in that area.
